Five launches are scheduled for Q2 2026 that I think genuinely deserve a showflat visit. Here's the shortlist — and why each one matters.
The shortlist
- An RCR launch in the Alexandra precinct — strong transport, but watch the PSF anchor relative to nearby resale.
- A boutique freehold in District 10 — limited stack count means pricing power, but exit liquidity is the real question.
- A sizeable OCR project near a new MRT extension — the MRT premium is real, but already partly priced in.
- A redevelopment in District 15 — the East Coast story keeps working; this one's about which stack you pick.
- A mass-market launch in the North — the value play if PSF lands where I expect.
What I'll be watching at preview
For each project, three questions:
- Is the launch PSF defensible against 5-year resale comps within 800 m?
- What's the unit mix? Heavy 1-bedder skew = investor product, heavier 3-4 bedder skew = owner-occupier product. Resale liquidity diverges sharply between these two.
- Are the stacks priced to move? If the developer is leaving money on premium stacks, the project will struggle in months 3–6.
The takeaway
Don't be the buyer who walks into a showflat without a thesis. Decide what you'd pay before the marketing kicks in — then test it against the price book.
